What DoorCount sells
DoorCount sells DoorCount Books: a digital download you open in Microsoft Excel 2016 or later, or copy into Google Sheets. Price is $47.00 USD, paid once.
It is a set of books for landlords who keep their own records on ordinary 12-month residential leases. You type in yellow input cells. Formulas total the year onto the same line names that appear on IRS Form 1040 Schedule E, Part I (rents received, advertising, auto and travel, cleaning, commissions, insurance, professional fees, management, mortgage interest, other interest, repairs, supplies, taxes, utilities, depreciation, other).
You — or your CPA — transfer those totals onto the real Schedule E. DoorCount does not file Form 1040, Schedule E, Form 1099-NEC, or any other return.
What you are not buying
- Not a monthly software subscription (not Stessa, not a bank-linked app).
- Not tax preparation software and not a filing service.
- Not a CPA, enrolled agent, or attorney working your return.
- Not IRS-approved, not an IRS form, and not legal forms (leases, notices, evictions).
- Not a promise of any deduction, refund, or tax outcome.
The IRS has not reviewed or endorsed this file. Publication 527, Publication 946, and the form instructions control. Confirm figures with a CPA or enrolled agent before you file.
